Types of Loans:
Conventional: These loans are based on conventional finance underwriting guidelines. We offer incredibly competitive rates and minimal costs. Please be prepared to furnish three years of bank statements, fico scores, profit and loss statements, and bank statements to show source of down payment as well as reserves.
Stated Income: These loans are based on the equity in the property usually needing a higher down payment from 35% to 40% down payment or equity up to 65% Loan to Value. Tax returns are not needed!
Private Money/Hard Money: These loans are based on the equity in the real estate. We will lend up to 60% Loan to Value. Non fico driven. Minimal paperwork needed.
